Buying or selling a home is a significant transaction. The legal work should be handled carefully, clearly and efficiently.

Buying a property

When you are buying a property, there is more to conveyancing than signing a contract.

We will deal with the legal work involved in your purchase, including:

  • investigating the title to the property;

  • reviewing the contract and raising the necessary enquiries;

  • dealing with your mortgage and lender;

  • checking relevant planning and property matters;

  • arranging the transfer of the property into your name; and

  • completing the transaction and dealing with the post-completion work.

We will explain any issues that arise and advise you where a decision is required.

Selling a property

When selling a property, our job is to get the legal side of the transaction ready and keep it moving through to completion.

We will deal with:

  • obtaining and reviewing the title documents;

  • preparing the contract for sale;

  • dealing with planning and property queries;

  • responding to the purchaser's solicitor;

  • arranging for the closing of the sale; and

  • completing the post-completion requirements.

  • Where there are issues with the title or property, we will identify them and advise you on what needs to be done.

    Remortgaging and transferring property

    We also deal with the legal work involved in remortgaging a property and transferring property from one owner to another.

    These transactions can sometimes be more straightforward than a purchase or sale, but they still need to be dealt with properly.

    Buying or selling a property with an issue?

    Not every conveyancing transaction is straightforward.

    There may be an issue with a title, a boundary, planning permission, a right of way, a long lease, registration or some other aspect of the property.

    If an issue arises, we will explain it to you and advise you on the options available.

    Our experience in property work means that we are familiar with the problems that can arise in conveyancing and, importantly, with how they can be dealt with.
